    The masterplan on the water

    • 535 acres of bayfront masterplan
    • 3,276 homes approved on the bayfront
    • 70 acres of new bayfront parkland

    Planning began in 2002 and the California Coastal Commission gave final approval on 9 August 2012. Almost nowhere else in California has undeveloped bayfront left to build on.

    The resort and convention anchor

    • 477,000 sq ft of convention space

    The anchor inside the Bayfront, finished and trading since it opened in May 2025. It carries the convention business the rest of the masterplan is built around, and it is the one part of the plan a visitor can already walk into.

    City-owned land in the east

    • 383 acres in the University Innovation District

    The city owns the land here and it is already entitled, which is the step that usually takes longest. Phase 1 is due in autumn 2026.

    The commercial spine

    The corridor running north to south through the city, lined with independent businesses. It is the street most people picture when they picture Chula Vista trading. No figure on this site describes it yet, so this panel names the place and stops there.

    The crossing sits six miles south of the city. It is the busiest land border crossing in the Western Hemisphere and the fourth busiest on earth, and the traffic runs past Chula Vista in both directions.
